there's been a pretty immense ecosystem that supports the Airbnbs. like it's own little RE subculture complete with shell companies, mass investment, global marketing, and even options to buy-in if you like the place you stayed at.

That whole mini-ecosystem has been my sneaky pick for the next bubble to pop for the past few years.

I am at a place where any time a "Here's how to become a millionaire" scheme reaches me via social media, it is already too late to make real money. Sort of like all these douches that are selling their "proprietary system for Amazon Stores, Etsy Stores, Shopify Stores, etc. Based on all the research I can find, they make AFR more money on selling the system, or you paying them to set everything up for you, than they ever did on the store.

When I turned 50, I realized that any additional debt I take on needs to have operating income that easily services the debt, or I am out. That means existing proven methods of making money. And there are 10,000 boomers turning 65 every day with about 1% of them owning businesses that they are either actively selling or will sell in the next 5 years, so deals can be had.

what makes it sketchy for me is it's ability to be regulated, public outrage, and neighborhood screaming over having a new neighbor every week which leads directly to point #1: regulation. Every city gets a chance to litigate and regulate, every county the same, then the states, and finally on a federal level. Everyone wants a piece of whatever's making money, and everyone's gonna find a way to get theirs. The cities give zero fucks about what the counties will get, the counties don't care about the state, and the states give not 1 damn what goes to Uncle Sam.

But irregardless of subordination, everyone's gonna get something and that something has to come from the "investors" who in-turn will inflate the short term rental market.

Funny, that general rents near me went up at the same rate as home values. The apartment buildings were scooped up by conglomerates feasting on free money and came is and jacked rents up $300-$500 a year for 3 years in a row. Can't get a 2 bed - 2 bath apartment in a halfway decent neighborhood for less than $2k within 10 miles of me. Some are as high as $3k for 2/2.

The rent situation truly is out of control. I only have like 40k left on my mortgage, but my payment is $1000-1100. But anyone who wants to rent in my neighborhood is paying 2200-2800. If I had to pay that for rent I'd be running on box fans and rice and beans.

It's the same in the UK, I wouldn't want to be starting out now
 
We are falling victim to the "investor" machine where we are moving. I've read about investors and corporations swooping in and out pricing middle America oit of the housing market, but I didn't realize its happening here...D'OH!

We've bid on 3 houses and "investors " beat us out with higher bids. We had to pull out of 2 townhomes because the HOAs were about to be raised. UGH.

We put a bid on a house today, essentially for asking.
Before everyone jumps in, realize, this is the area we want to live. Our kids will go to school here and our jobs are here. We don't have much of an option for our price range.

I decided to look for @osubuckeye4 on the old site to see if he disappeared to over there (#wemissbucky) and there is 1 guy still posting there. I won't say who his name rhymes with Plonny Chico. To each their own.
He seems to have gotten upset from the Announcement thread the other day. I guess we are "doing too much" with the new forum.

This was an OSU staple back in the day. He'd get pissed off and have to take breaks from here. But he'd always come back. Although this time he got a little Jesus-y before he left which was weird. I hope he didn't join a cult!
