So the wife and I will randomly throw in "chat" and "sunion" while we talk. My son will then say "great, now you've killed it."Ya, I can't wrap my mind around this one.

I had a similar problem with Airbnb buyers here. There is a huge rush to create more Airbnbs and they are buying up all of the properties. I looked at a bunch of places that were clearly former short term rentals.We are falling victim to the "investor" machine where we are moving. I've read about investors and corporations swooping in and out pricing middle America oit of the housing market, but I didn't realize its happening here...D'OH!
We've bid on 3 houses and "investors " beat us out with higher bids. We had to pull out of 2 townhomes because the HOAs were about to be raised. UGH.
We put a bid on a house today, essentially for asking.
Before everyone jumps in, realize, this is the area we want to live. Our kids will go to school here and our jobs are here. We don't have much of an option for our price range.

Airbnb contracts out here have no-party clauses that nobody adheres to. They'll define how many people constitutes a party, what decibal level constitutes excessive noise (like anyone has a damn decibal meter), state that the property has exterior cameras that are monitored for security, and define the penalty as loss of their deposit.That's definitely one way an HOA can actually come in handy, by keeping that shit out of the neighborhood.

The property market go SO crazy on short term rentals in 21-22 from the crazy vacation years that they no longer cash flow at 7% interest on an $800k one bedroom condo with $1k a month HOA, and you are seeing people that want to cash out their equity from the run up selling for a good return for them for holding for 3-4 years, but not the "real estate experts" value.Airbnb contracts out here have no-party clauses that nobody adheres to. The people who are still making money are the 3-4 bedroom home buyers, but many nearby towns are outlawing less than monthly rentals.
